Properly Sealing a Crawl Space in Mount Gilead, OH

Challenge

When homeowners in Mount Gilead, OH, moved into their house shortly after it was built almost 30 years ago, they intended to live in the house for many years to come. That is why it is crucial for them to maintain the health and safety of the home.

Within the last few years, the owners began to wonder exactly how safe and healthy their home really was. Their daughter suffered from allergies, and she frequently was ill. Concerned for her well-being, the owners wanted to get to the bottom of the problem.

They noticed mold on the upper floors of their house, but they were in the process of having that mitigated. While they rarely venture into the crawl space, they wondered if this area under the home could be contributing to their daughter’s illness.

One of Ohio Basement Authority’s inspectors reached out to the homeowners after his neighbors told him about their friends’ concerns. The owners were eager for our inspector to evaluate the condition of their home and recommend the best course of action for repair.

Our inspector pointed out that the vented crawl space was an extremely unhealthy area that also was affecting the health of the rest of the house. Moist and damp outside air was allowed into the crawl space, which also contributed to failing insulation that could potentially be growing mold.

Solution

Our inspector presented the homeowners with some of our reliable crawl space repair solutions, and they were eager for these solutions to be installed by one of our crews. Foreman Milton Castro led his crew in first removing the failing insulation, debris and other nuisances from the crawl space.

The crawl space was then encapsulated in CrawlSeal liner. Similar to swimming pool liner, CrawlSeal is thick and durable. This liner completely seals the crawl space and isolates it from the earth. CrawlSeal also prevents vapor and moisture intrusion, and it helps insulate the crawl space.

Additionally, spray foam was applied to the band joists to further insulate the crawl space. Vent covers were placed on the home’s exterior to cover the vents and further seal the crawl space from outside air, water and pests. A door also was placed over the exterior crawl space access point.

The homeowners now have peace of mind knowing these trustworthy solutions have helped them create a safer and healthier living environment for their family.
