While they have lived in their house for almost 20 years, it wasn’t until the last couple of years that homeowners in Waverly, OH, started to notice structural problems were only getting worse. Some areas of their floors were sagging, and they saw several drywall cracks on the upper floors. Some doors also were sticking.
All of these issues greatly concerned the homeowners, so they had a company install a supplemental wooden beam and several concrete columns in the crawl space. The owners thought this cured the problems, but a short time later they noticed the same issues returned.
They wanted to fix these issues once and for all, so they again began to research repair options. Once they saw Ohio Basement Authority’s TV ads, the homeowners were motivated to contact us to learn more about how we could help them.
They met with one of our inspectors who ventured into the crawl space to evaluate its condition. As he inspected the crawl space, our inspector noted that the previously installed concrete columns lacked any footing underneath them and had additional shims placed to attempt to stabilize and lift the floor joists. He then discussed his findings with the homeowners as well as their repair goals, and he then suggested one type of our many reliable foundation repair solutions.
One of our crews, led by Foreman Jose de Jesus Tellez Ortiz, then installed a new steel support beam to replace the wooden one and replaced the concrete columns with several IntelliJacks.
Typical jack posts often are installed on top of a concrete block that rests on the ground. These posts are not very stable, cannot support much weight, and can easily rust and corrode. The IntelliJacks we replaced these jack posts with, however, are made of galvanized steel. This enhances their durability and makes them resistant to rust, corrosion, and rot.
The IntelliJacks permanently stabilize the above floors and help raise them back to the proper level. They also are designed to prevent further settling. But if any settling occurs, the IntelliJacks can easily be adjusted. The IntelliJack system also can support vertical loads exceeding 20,000 lbs.
The owners now have peace of mind knowing their forever home will be a safer and structurally sound environment for many years to come because of this repair project.
