Crawl Space Encapsulation Creates a Healthier Home in Belle Center, OH

A couple fell in love with a cottage along Indian Lake near Belle Center, OH, and were excited to make it their own. As these new homeowners began to move in, they decided to tackle various repair projects.

They wanted to start at the bottom and work their way up, which meant addressing the nasty crawl space. This area under the house was full of debris and other unhealthy conditions.

As they began to research repair options, the owners found information about Ohio Basement Authority online. They were eager to contact us to meet with one of our inspectors and learn more about how we could help them. Inspector John Becker Sr. ventured into the crawl space to complete a thorough evaluation. He then discussed his findings with the homeowners, as well as their goals with the repair project. John then presented the owners with some of our reliable crawl space repair solutions.


One of our crews, led by Foreman Jose de Jesus Tellez Ortiz, first began by removing any debris and other problematic items from the crawl space. Then, they made sure the dirt and gravel floor was evened out as much as possible and placed drainage matting on the floor. This thick material enhance the durability of the encapsulation material.

Drainage matting also helps direct seeping water to the new SafeDri Pro sump pump that was installed to replace the older, failing sump pump system. A FreezeGuard was attached to the exterior sump pump discharge line to allow draining water to escape even if the line freezes or becomes blocked.

The crawl space was then encapsulated in CrawlSeal. This thick and durable material, which is similar to swimming pool liner, completely isolates the crawl space from the earth. It also acts as a moisture and vapor barrier, and it helps insulate the crawl space. The crawl space was further insulated with spray foam insulation that was applied to the band joists.

The homeowners now have peace of mind knowing these trustworthy products have helped them create a safer and healthier crawl space, as well as a more ideal living environment.
