Since moving into their house a little more than one year ago, homeowners in Mansfield, OH, have been concerned with some structural issues they noticed in the basement. Several areas of the foundation walls were cracking and also appeared to be slightly tilting inward. These issues also were worsening over time, causing the owners to worry about the safety and structural integrity of their home.
The owners wanted to fix these problems before any serious damage occurred, so they started to research how to best address these signs of foundation failure. They were eager to contact Ohio Basement Authority after gleaning information from our website.
They met with one of our inspectors who completed a thorough evaluation of the basement. Along with problematic foundation wall areas, our inspector also noticed moisture in the basement and evidence of water intrusion. He discussed his findings with the homeowners, as well as their goals with the repair project. He then presented the homeowners with some of our reliable basement waterproofing and foundation repair solutions.
One of our crews first worked to stabilize the foundation walls by installing IntelliBrace beams and Carbon Fiber supports. Both systems permanently stabilize the walls and protect them from any further damage.
The heavy-duty IntelliBrace beams were placed on the more severely cracking walls in order to help improve their condition. The top of the beams are secured to the floor joists and then plumbed against the wall as level as possible. The bottoms of the beams are then anchored to the floor. A large-diameter bolt at the top of the wall can be adjusted and tightened to potentially improve and help straighten the wall. Unlike typical metal support beams, the IntelliBrace beams are zinc-coated to resist corrosion and damage.
Carbon Fiber supports were placed on the wall that was not is as much disrepair. These durable, low-profile supports firmly adhere to the wall to stabilize it in its current position. They also can be concealed with paint, drywall, or other basement finishing materials.
The basement was then waterproofed with the BasementGutter interior drainage system and SafeDri sump pump. BasementGutter is designed to sit in the sub-floor and atop the footing to accept water from the walls and floor. This water is then directed to the SafeDri to be pumped out of the basement and away from the home’s foundation. The SafeDri features two powerful pumps inside the liner, as well as an external backup battery, which ensures the system’s operation even during power outages.
A FreezeGuard also was attached to the exterior sump pump discharge line to allow draining water to continue to exit the line if it freezes or becomes blocked. This discharge line also was tied into a new downspout conductor line that was installed on the property.
