After living in his house for a few years, a homeowner in Westerville, OH, couldn’t help but notice significant problems with the home that only continued to get worse. Some areas of his floor seemed to be sagging and uneven, the drywall was cracking and several doors and windows could not be completely closed. He met with Inspector Brendan Kent who evaluated the condition of the home’s foundation. In the crawl space, he noticed one corner of the block wall that was severely cracking and had gaps between the blocks. The home was built on the side of a hill, and Brendan saw the supports underneath the deck were sinking into the ground.
Brendan then discussed his findings with the homeowner, as well as his goals with a repair project, and he then presented the owner with some of our reliable foundation repair solutions.
One crew installed IntelliJacks underneath the deck to permanently stabilize this area and prevent any further sagging. The IntelliJacks permanently stabilize the above floors and help raise them back to the proper level. They are also designed to prevent further settling. But if any settling occurs, the IntelliJacks can easily be adjusted. The IntelliJack system also can support vertical loads exceeding 60,000 lbs.
Another crew, led by Foreman Ryan Toledo, installed several Push Piers underneath the problematic foundation inside the crawl space. Once crew members dug down to expose the foundation’s footing, heavy-duty steel brackets were secured. Rugged steel tubes were driven through the brackets to competent soils. The weight of the home was then transferred through the piers to load bearing strata. This ensures no further settlement will occur, and the home can be lifted back to level.
The homeowner now has peace of mind knowing these trustworthy solutions have helped him create a safe and stable living environment that he will be able to enjoy for many years to come.
