Transforming a Nasty Crawl Space in Grove City, OH, into a Healthier Area

New homeowners in Grove City, OH, have only lived in their house for a few months. They already were noticing some issues that raised concern. The crawl space under a house often is out of sight and out of mind, but the homeowners found they could not stop thinking about the condition of this area.

After venturing into the crawl space for a pipe insulation project, they found several inches of water on the crawl space floor. This leaking water also contributed to moldy, failing insulation and other problems in the crawl space.

The homeowners wanted to have these issues fixed as soon as possible. After hearing about Ohio Basement Authority, the owners were eager to contact us to learn more about how we could help them. They met with Inspector John Dean who completed a thorough evaluation of the crawl space. John discussed his findings with the owners, as well as their goals with a repair project, and he then recommended the perfect permanent solutions.

To address the issue of groundwater seepage, the CrawlDrain drainage system was placed in the crawl space floor. This special system is designed to intercept seeping water and then direct it to a SafeDri sump pump. The SafeDri then pumps this water out of the crawl space and away from the home.

Another one of the homeowners’ goals was to control the earth’s moisture, so we encapsulated the crawl space in CrawlSeal liner. This thick and durable liner, which is similar to swimming pool liner, completely seals the crawl space from the earth. CrawlSeal is waterproof and anti-microbial, it acts as a moisture and vapor barrier, and it helps insulate the crawl space.

Additionally, thick drainage matting was placed on the crawl space floor before the encapsulation process with CrawlSeal. This matting not only enhances the durability of the CrawlSeal liner, it also helps direct seeping water into the perimeter CrawlDrain system.

The open vents also were closed off and concealed by vent covers placed on the home's exterior. This further seals the crawl space from outside air, precipitation and pests.

The homeowners now have peace of mind knowing these trustworthy repairs have helped them create a safer and healthier living environment.
