Crawl Space Waterproofing and Encapsulation in Galloway, OH

Even though they have lived in their house for 25 years, it wasn’t until recently that homeowners in Galloway, OH, noticed problems in the partial crawl space adjacent to the basement. Water appeared to be leaking into this area, which they use to store a number of belongings.

They did not want anything to be damaged by these conditions, so they were motivated to address the issue before it worsened.

After seeing some of Ohio Basement Authority’s TV ads, the owners were eager to contact us for further guidance. They met with one of our inspectors, Brendan Kent, who completed a thorough evaluation of the crawl space. Along with evidence of water intrusion, Brendan noticed the crawl space was not properly sealed, and the plastic floor liner was beginning to fail. After discussing the owners’ repair project goals with them, Brendan recommended the perfect repair solutions for their crawl space.


One of our crews, led by Martimiano Alonso, then waterproofed and encapsulated the crawl space.

Once the homeowners relocated their stored items and the failing floor liner and any other nuisances were removed, CrawlDrain was placed in the floor around the crawl space perimeter. CrawlDrain is specially designed to catch seeping water from the walls and floor and drain it into the SafeDri Pro sump pump. The water is then pumped out of the crawl space and away from the home’s foundation. Drainage matting also was placed on the crawl space floor to help direct water to the CrawlDrain system, as well as enhance the strength and durability of the encapsulation material.

The crawl space was then encapsulated in CrawlSeal. This thick liner, similar to swimming pool liner, completely seals the crawl space to isolate the area from the earth. CrawlSeal acts as a moisture and vapor barrier, and it helps insulate the crawl space. The crawl space was further sealed from outside air, water and pests by a vent cover placed over a vent on the home’s exterior.

The homeowners are pleased to have a healthy and dry crawl space that serves as a perfect storage area.
