During the almost 20 years that she has lived in her house, a homeowner in Richwood, OH, has kept structural concerns on the back burner. Recently, however, the owner started to notice many areas of sagging and uneven floors were only getting worse.
Hoping to nip these problems in the bud, the owner began to research repair options. After she heard about Ohio Basement Authority, she was eager to contact us to learn more about how we could help her.
Inspector Andy Kennedy visited to complete a thorough evaluation of the home and its support system. This meant venturing into the crawl space underneath the house. While in the crawl space, Andy noticed many wooden beams, concrete columns, and other supports that were failing. The crawl space also was full of debris and other nuisances, and it was not properly sealed or insulated. There were several open vents letting in outside air, water and even pests.
After discussing his findings with the owner, as well as her goals for a repair project, Andy then presented the owner with some of our reliable crawl space repair solutions.
One of our crews then worked to transform the crawl space. They first took great care to remove the debris and other nuisances from the crawl space.
Then they placed a few supplemental steel beams underneath the failing floor joists and wooden beams. These steel beams were further reinforced by many IntelliJacks that were placed underneath.
IntelliJacks appear to be similar to typical jack posts, but they are far superior. The heavy-duty IntelliJacks are made of galvanized steel to enhance their durability, as well as resist rust, corrosion and rot. The IntelliJacks permanently stabilize the above floors and help raise them back to the proper level. They also are designed to prevent further settling. But if any settling occurs, the IntelliJacks can easily be adjusted. The IntelliJack system also can support vertical loads exceeding 60,000 lbs.
The crawl space was then encapsulated with CrawlSeal liner. Similar to swimming pool liner, CrawlSeal is thick and durable, and it completely seals the crawl space to isolate it from the earth. CrawlSeal also acts as a moisture and vapor barrier, and it helps insulate the crawl space. The crawl space was further sealed from outside air, water and pests by vent covers that were placed over the vents on the home’s exterior.
The homeowner now has peace of mind knowing these trustworthy solutions have helped her create a safer and healthier crawl space and home.
