Crawl Space Waterproofing, Encapsulation, and Insulation Transforms a Home's Health in Columbus, OH

Tuesday, May 28th, 2019 by Holly Richards-Purpura

After living in their house for a couple of years, homeowners in Columbus, OH, started to question the health of their home. They were worried about moisture and similar problems in the partial crawl space adjacent to the basement.

This area under the house is often forgotten about but needs to be considered for health and safety purposes. Because of the stack effect, air in the crawl space is drawn up through the house in an airflow pattern from bottom to top. So, whatever is in the crawl space also is in the rest of the home and affecting the above living environment.

As the owners began to research how to best address these issues, they came across Ohio Basement Authority’s website and they wanted to contact us for further guidance. Inspector Kyle Lockard completed a thorough evaluation of the crawl space. He found evidence of water intrusion and moldy, failing insulation, among other problems. After discussing his findings with the owners, as well as their goals for a repair project, Kyle then recommended the perfect repair solutions to transform the crawl space.

One of our crews then waterproofed, encapsulated, and insulated the crawl space to transform its health and appearance.

After removing the failing insulation and plastic floor liner, the crew placed CrawlDrain in the floor throughout the crawl space perimeter. This drainage system is specially designed to catch seeping water from the walls and floor and direct it to the SafeDri sump pump. From there, the water is then pumped out of the house.

ExTremeBloc insulation panels were placed on the walls, and spray foam was added to the band joist for further insulation.

Drainage matting was placed on the crawl space floor to help direct water to the CrawlDrain system. Panels were placed on top of the drainage matting to help insulate the crawl space floor.

The crawl space was then encapsulated in CrawlSeal, which is a thick and durable liner similar to swimming pool liner. CrawlSeal completely seals the crawl space to isolate it from the earth, and it acts as a moisture and vapor barrier.

The homeowners are pleased to have a safer and healthier crawl space and home because of these trustworthy repairs.
