Crawl Space in Logan, OH, is Encapsulated, Waterproofed, and Structurally Stabilized

Challenge

They rarely go into their crawl space, but homeowners in Logan, OH, recently began to notice the unhealthy state of this area was affecting the rest of their house.

The existing sump pump was not functioning properly, resulting in standing water in the crawl space. This led to moisture issues and mold, especially on the walls, floor, and failing insulation. The support beams were also beginning to rot and bend. The above floors were not properly supported, and were also cold during the winter.

The homeowners wanted to prevent further damage, so they contacted Ohio Basement Authority. One of our inspectors performed a thorough inspection inside the crawl space and outside the home, and offered a variety of permanent solutions that will dramatically improve the health and appearance of the crawl space.

Solution

Per the inspector's recommendations, one of our expert crews encapsulated the crawl space in CrawlSeal. This heavy-duty liner completely isolates the crawl space from the earth. Drainage matting was also added underneath the liner to enhance its durability and allow any water to flow beneath it.

Waterproofing products that were installed include the CrawlDrain drainage system and SafeDri Pro pump. The CrawlDrain installed throughout the crawl space perimeter will intercept any seeping water and drain it into the SafeDri Pro. It will then be pumped out of and away from the home through discharge lines. A FreezeGuard was also attached to the exterior sump pump discharge line to prevent flooding from frozen or blocked lines.

A dehumidifier was installed to purify and dry the air, which will help prevent mold, moisture and odors. The failing insulation was removed, and ExTremeBloc insulation panels were installed on the walls to conserve energy.

Along with additional beam supports, several IntelliJacks were installed to stabilize the above floors.

Exterior installations included vent covers to seal the crawl space from outside air, an access door, and new downspout conductor lines that were buried underground.

The homeowners now have peace of mind knowing these permanent solutions will keep their crawl space stable, dry and healthy for many years to come.
