Homeowners in Gallipolis, OH, knew they had water in their crawl space, but they had no idea how the severe the situation really was.
They have lived in the house for more than 20 years, and wanted to ensure its longtime health and safety. They contacted Ohio Basement Authority, hoping to find a permanent solution to improve the health of their home.
Inspector John Becker Sr. thoroughly evaluated the 40-year-old home and its crawl space. During his inspection he discovered mold, mildew, wet and failing insulation, rodents and pests, standing water, rotting wood, and corroded support beams. All of these are the ingredients for an unhealthy crawl space, as well as an unhealthy home.
Upon sharing his observations with the homeowners, John suggested various methods to remedy these problems once and for all.
Per John's recommendations, one of our expert crews completely transformed the unsightly crawl space into a healthier and more functional area.
First, the area was cleared of water, insulation and other debris. The CrawlDrain Crawl Space Drainage System was then installed throughout the crawl space perimeter. If any water seeps into the crawl space, the CrawlDrain will catch it and drain it to the SafeDri Pro sump pump. From there, it will be pumped out of the crawl space and away from the foundation through a discharge line. An FreezeGuard was also attached to the exterior line to prevent any flooding if the line would become blocked or freeze in the winter.
Drainage matting was placed on the crawl space floor, then the area was encapsulated with CrawlSeal liner to fully isolate the environment from the earth. This is an impenetrable liner that will keep rodents and other pests out of the space. It is also strong enough to support weight, so the area can be used for storage.
Asthma was a potential cause for concern, so a dehumidifier was installed to dry and filter the crawl space air. Vent covers were installed on the home's exterior to prevent outside air from entering the crawl space.
IntelliJack Crawl Space Stabilizers and additional beam supports were installed to further support the floor above the crawl space and correct any soft spots.
An Access Well was also installed outside the home as an additional, safe and secure access point to the crawl space.
The homeowners now have peace of mind knowing their crawl space, as well as the rest of their house, will be healthier for many more years to come!
