Challenge

Once she saw a 125-year-old home in Alexandria, OH, a homebuyer knew she had to purchase the house. But she knew repairs and other maintenance projects accompanied the older home.

The owner was aware of a small crawl space underneath the home that was an unsightly and unhealthy area. She contacted Ohio Basement Authority, and one of our inspectors completed a thorough evaluation of the problematic area. He found nuisances like debris and failing or nonexistent insulation.

The crawl space atmosphere has an impact on the rest of the home. Whatever is in your crawl space air is in your house affecting you. The lack of insulation can result in cold floors above this area in the winter. Mold, moisture and dampness also move up through the home.

Our inspector educated the homeowner about these issues, and then presented her with several permanent crawl space repair options that would help her create a healthier crawl space and home.

Solution

Foreman Jose de Jesus Tellez Ortiz led one of our expert crawl space repair crews in transforming the crawl space.

The debris and other items were carefully removed, and then drainage matting was placed on the floor. While there was no water or issues with leaking in the crawl space, the thick drainage matting material is used to enhance the durability of the CrawlSeal liner.

The thick CrawlSeal liner was then used to encapsulate the crawl space, completely isolating the home from the earth. CrawlSeal is similar to pool liner, and it acts as a vapor and moisture barrier that also helps insulate the crawl space.

Additional insulation measures were also installed, including ExTremeBloc panels that were installed on the walls, and spray foam that was added to the rim joists.

The crawl space is now properly insulated because of these reliable products. They also enhanced the appearance and function of the area. The owner is happy to now have a healthier living environment she will be able to enjoy for many more years to come.
