After falling in love with a 20-year-old house in Powell, OH, a new homeowner noticed the house wasn’t as perfect as she thought. Not long after moving in, she saw a bit of water was seeping into the basement.
After learning more about Ohio Basement Authority’s excellent basement waterproofing services from a company representative at a local home show, the homeowner was eager for us to provide her with an estimate for permanent repair solutions.
One of our inspectors completed a thorough evaluation of the home. He found evidence of some water intrusion and damage in the basement, as well as an older sump pump and dehumidifying system. He also noticed two partial crawl spaces just off of the basement had failing insulation, moisture issues, and debris.
After discussing and reviewing the homeowner’s goals, our inspector presented her with several permanent repair options that would transform the basement and crawl spaces into healthier areas.
One of our expert crews then waterproofed the basement and encapsulated the crawl spaces.
To ensure the basement would always remain dry, the crew installed various waterproofing products. These included the sub-floor BasementGutter interior drainage system, which was installed throughout the basement’s perimeter. If there is any water seepage, BasementGutter will intercept this water and drain it to the SafeDri Triple sump pump.
The reliable SafeDri Triple sump system, which features three powerful pumps and a battery back-up, will always work to pump the seeping water out of the home and away from the foundation. Two FreezeGuard outlets also were attached to the exterior sump pump discharge lines to prevent potential flooding if the lines would freeze or become blocked. These discharge lines were tied into a new downspout conductor line that was buried underground. A YardWell outlet was then installed to camouflage the end of the line.
Along with keeping the basement dry all the time with quality products, the homeowner wanted to prevent mold and reduce odors. To achieve the latter goal, we installed the powerful, yet energy-efficient dehumidifier. This system cleans and filters the air, controls humidity and moisture, and self-drains into the SafeDri Triple system.
After removing the debris and older insulation from the two partial crawl spaces, the crew encapsulated these areas under the house in CrawlSeal liner. This strong liner completely isolates the home from the earth, and serves as a moisture and vapor barrier that helps insulate the space. Additional insulation measures included the installation of ExTremeBloc panels on the crawl space walls and spray foam applied to the rim joists.
Additional installations included in the project were two SmartDrains – one in each crawl space – to identify any plumbing leaks, drainage matting underneath the CrawlSeal liner to enhance its durability, and exterior vent covers to seal the crawl space from outside air and pests.
The homeowner was excited these projects were completed so her longtime home will be a healthier living environment for many more years to come.
