Helical Piers Stabilize a Home in Dublin, OH, With Settling Foundation Walls

Imagine you have become comfortable in the house where you intend to spend the rest of your life. Then you notice cracks developing in the foundation walls. Would that raise a red flag of alarm? It did for a homeowner in Dublin, OH. This house was built in the early 1980s, and he has lived there for the last 10 years. He noticed some minor cracking when he first moved in, but it wasn’t until recently that the cracks and voids between the bricks started to widen and become more visible.

Cracks in stair-step patterns were evident on the home’s exterior. While they are common in concrete block and brick walls like the homeowners’, they are signs of foundation settlement. The cracks could continue to widen as the home ages and settles further, indicating that the wall is rotating outward. While there didn’t appear to be any internal damage in the house, the owner was concerned this structural issue. He did his research and contacted several repair companies. One of our certified inspectors then completed a thorough evaluation at the 30-year-old home. Along with the evidence of exterior cracking, he noticed cracking on the same foundation wall from the interior crawl space underneath the home. The inspector then presented the homeowner with the perfect permanent solution to his problem.

Solution

Per our inspector’s recommendations, one of our expert crews, led by Foreman Adam Kuhns, installed some of our reliable foundation repair products.

After removing the soil and excavating down to the footer, sections of the footing were exposed for the installation of heavy-duty brackets. Five round-shaft Helical Piers were then mechanically advanced into the soil. These durable steel piers are installed to appropriate depth and capacities to prevent any future foundation settlement. Steel foundation brackets were connected to the helical piers and attached to the foundation’s footing. The home’s weight is then transferred through the piers to competent soil. Not only do the piers permanently stabilize the home, they can lift it back to level and restore property value.

The owner now has peace of mind knowing his home will be a safe and stable living environment for many years to come.
