Once they moved into their house 40 years ago, homeowners in Westerville, OH, knew they wanted to make it their longtime home. It’s been a wonderful home, but it wasn’t until recently that the owners started to notice some problems in the basement.
During periods of rain, water seemed to seep into the home through one of the foundation walls. This ruined the existing drywall and carpet in the finished basement. Once they removed some of the damaged drywall, the owners noticed various cracks in the foundation wall.
It is common for foundation walls to crack as homes age. A typical cause for this wall failure is hydrostatic pressure that is continuously exerted on the wall as exterior soils settle and expand while saturated with water. As the soil constantly exerts this force, it pushes the wall inward to cause cracking that allows water to seep inside.
The homeowners wanted to address these issues before they resulted in further damage, so they started to research repair options. They obtained estimates from various companies, and they reached out to Ohio Basement Authority because of a recommendation from a trusted friend who is one of our happy customers.
Inspector Matt Wojciechowski completed a thorough evaluation of the leaking basement. He confirmed the source of the water intrusion was the cracking wall. He also noticed the problematic area was near a fireplace that the owners wanted very much to remain intact. Matt met the homeowners’ goals and requests by proposing the perfect permanent solutions for their basement.
Per Matt’s recommendations, one of our experienced crews installed various basement waterproofing and foundation repair products to protect the basement.
To address the cracking foundation wall, we installed several Carbon Fiber supports. These sturdy supports permanently stabilize the wall where they are installed, and prevent any further cracking or inward bowing. The Carbon Fiber strips are durable enough to be concealed by paint, drywall or paneling. This will allow the homeowners to re-finish the basement and return it to the appealing living space it was before the structural and water issues occurred.
If any water seeps into the basement through the walls or floor, it will be intercepted by the sub-floor BasementGutter interior drainage system that was installed throughout the basement’s perimeter. We also installed BasementGutter around the circular front of the fireplace to make sure it would also be protected.
The existing sump pump was replaced by the reliable SafeDri Battery Back-up system that will always work to keep any seeping water out of the basement. A FreezeGuard also was attached to the exterior sump pump discharge line to prevent any flooding if the line would freeze or become blocked.
The owners now have peace of mind knowing their forever home will be a dry and structurally stable living environment for many years to come.
