While there are a variety of articles about the unseen dangers lurking in homes, many of them have merit. Some of these hazards lie within things we use every day. Others are in hidden, often forgotten places like crawl spaces.
A homeowner in Orient, OH, began to wonder if her family’s living environment was a health hazard. It broke her heart to witness her children constantly battling various illnesses. She wanted to find the root of the problem and correct it so her family could lead a happy and healthy life.
The owner met with various repair companies, including Ohio Basement Authority. One of our experienced inspectors completed a thorough evaluation of the 50-year-old home and the crawl space underneath it.
He observed numerous problems in the crawl space including open vents, which most likely allowed water to seep into the area. The crawl space floor was saturated with water, and there were several areas along the walls with standing water. Debris, failing insulation, moisture, mold, and a compromised structural support system were other issues contributing to the crawl space’s unhealthy condition.
The homeowner never goes into the crawl space, so she was surprised to learn what was lurking underneath her house. Because of the stack effect, whatever is in the crawl space also is in the home and affecting those who live there. This nasty crawl space could have been causing the homeowner’s children to be sick.
But Ohio Basement Authority can help! We are the local crawl space repair experts with the perfect products to meet your needs. Our inspector presented the homeowner with several repair options, which she was eager to have us install.
One of our expert crawl space repair crews then completely transformed this area. After cleaning up the crawl space and ridding it of water, debris and other nuisances, the crew installed waterproofing solutions including the CrawlDrain drainage system and an SafeDri sump pump.
The CrawlDrain will catch any seeping water and direct it to the reliable SafeDri. The SafeDri pumps the water out of the crawl space and away from the home through a discharge line. A FreezeGuard was attached to the discharge line just outside the home, and the line was buried underground and directed to drain to a ditch at the edge of the property.
The crawl space was then encapsulated in CrawlSeal liner. This heavy-duty liner, similar to pool liner, isolates the home from the earth and serves as a moisture and vapor barrier. Drainage matting was placed on the floor underneath CrawlSeal to enhance its durability, as well as help direct water flow to the CrawlSeal system.
A new support beam and five IntelliJacks were installed to permanently stabilize and level the above floors that were sinking due to a failing support system. Other installations included spray foam insulation in the band joists, as well as exterior vent covers to seal the crawl space from outside air, water and pests.
The homeowner now has peace of mind knowing these reliable permanent solutions have helped her create a healthier living environment for her family.
