Egress Window Request Becomes Waterproofing Project in Centerburg, OH

Challenge

What began as a request for an egress window installation in a 13 year-old home became a much bigger waterproofing project.

After homeowners in Centerburg, OH, had their home inspected for an egress window, they decided to go with the window and the whole nine yards of waterproofing. Inspector Brendan Kent noticed water damage and suggested several repair methods to create a drier basement environment.

Solution

The homeowners chose to go with all of Brendan’s waterproofing recommendations. The repair/installation crew first demolished the existing drywall and carpeting to reach the underlying problems. Then, the crew installed BasementGutter, a piping system engineering to solve basement water problems effectively without worry of clogging from soils under the floor. The system has large holes in the back and on both sides to accept water, as well as a special flange to catch water that may drip down the walls.

To back up this already effective waterproofing systems, the crew also installed a SafeDri, a dehumidifier, YardWell Outlet, and the FreezeGuard System. The SafeDri provides battery backup if the sump pump fails for any reason (e.g. the electricity goes out). This ensures that water never builds up in the pump, which would lead to leakage into the basement.

The Basement Air System eliminates damp, musty odors by drying and filtering the air. The system will take ten times the amount of water out of the air as a typical dehumidifier, yet it uses the same energy.

The YardWell Outlet is a small, but effective system. A pipe leading from the downspout is buried and directed to a special outlet that lets water out onto the surface, while camouflaging the end of the pipe. The lid come off for easy cleaning, minimizing maintenance for the home.

Finally, the FreezeGuard System allows water to escape from a sump pump discharge line is the pipe freezes or becomes blocked for any reason. It works even if the pipe outlet is buried under a foot of ice and snow.

The initial request for an egress window was also fulfilled. This is a window large enough for exit in the event of an emergency. They include a window well with attached steps or a ladder and are often required in finished basements.

All of these systems will work together to create a clean, safe, healthy, and dry space for these Centerburg, OH homeowners.
