Repairing to Sell a Home in Jamestown, OH

Wednesday, October 5th, 2016 by Abby Hanson

A homeowner in Jamestown, OH wanted to sell her home, but knew there were some issues that would need to be repaired first. She called us and said that they floor joists in the crawl space had previous termite damage and may need to be replaced.

Certified inspector, John Becker Sr., visited the home to assess the potential problems. He noticed that there were structural issues, as well as water problems. He went through all of the options with the homeowner, and explained how each product could repair the home.

The homeowner chose several different products, including: CrawlSeal Liner, CrawlDrain, SafeDri Pro, and IntelliJack. She also wanted to replace the existing wooden support beams.

One of our production crews, led by foreman Manuel Inguil, began by removing and replacing the terminate-eaten wooden support beams in the crawl space. Then, they installed the IntelliJack support system to stabilize the floor joists. These are steel columns which are put in place to correct sagging floors. They are placed on top of engineered gravel to provide sturdy ground for the jacks.

Secondly, the crew put in theĀ SafeDri Pro crawl space pump system. This is a comprehensive system which includes a liner, cast iron pump, CleanPump Stand, and alarm system. The CleanPump Stand lifts the pump off of the liner and prevents it from clogging with debris, and the Alarm is a precautionary measure to warn the homeowner about overflow in case the pump ever stops pumping.

After that, they lined the perimeter of the crawl space with CrawlDrain drains. These are interior drainage pipes which are designed especially for crawl spaces. They collect water from the ground and wall with holes in the side and a flange against the wall. This works well with the drainage matting they laid down because the matting will allow any water to flow under it and into the CrawlDrain.

Lastly, they rolled out CrawlSeal Liner and attached it to the walls and floor of the crawl space. This is a 20-millimeter-thick, durable plastic liner. It is designed to keep out mold, moisture, bugs, and microbes.

With these reliable repairs, the homeowner now feels great about her chances of selling her home!
