When homeowners in Sunbury, OH noticed mold upstairs and they couldn't find the root of the problem, they turned their attention to their crawl space. Since they purchased the home in 2012, they had always noticed that the insulation was falling in the crawl space and it was very damp, cold in the winter, and warm/humid in the summer. They thought (correctly) that this may be causing their mold problem. They also believed that fixing the crawl space issues would increase the value of their home.
Certified inspector, Brendan Kent, visited the home to see what we could do about this crawl space. He explained all the encapsulation and insulation products we offer and how they could be used to fix the problems they were facing.
The homeowners decided to go with several repair solutions, including: CrawlSeal Liner, ExTremeBloc, and IntelliJack.
The production team came in and first installed vent covers over the vents. This is important because vents can allow moisture and pests to infiltrate the crawl space and render the new repairs moot. (However, vents should be closed along with encapsulation because otherwise, it will get very humid and cause more mold to grow.) They also removed the debris and hauled away the hanging insulation.
Next, they installed flexible insulation. This is designed to insulate rough, uneven crawl space floors. It is a ¾ inch-thick foam insulation that is padded, puncture-resistant, and durable.
Then, they installed ExTremeBloc. These are water-resistant panels that are 2 inches thick and are attached to the walls. They provide an R-11 thermal resistance level, which makes homes more comfortable and less expensive to heat and cool. (R is a measure of thermal resistance for construction materials — the higher the value of R, they better heat retention.)
After that, they installed the IntelliJack support system to stabilize the floor joists and support beams. These are steel supports which are used to “jack” up sagging crawl space ceilings.
Finally, they installed the CrawlSeal crawl space encapsulation system. This is a thick, plastic liner which is used to completely isolate the crawl space from moisture, dirt, and pests. They also used spray foam to insulate the spaces between the floor joists to keep air out.
The homeowners are happy with these repairs and they are not able to use their crawl space for storage, and it is no longer causing mold in their living space. They value of their home has also gone up!
