Crawl Space Encapsulation Creates a Healthier Home for New Homeowners in Carroll, OH

After stumbling onto the house of their dreams, new homeowners in Carroll, OH, couldn’t wait to move into their forever home. The owners purchased the charming 117-year-old house and began to make it their own during the fall.

The homeowners noticed their floors seemed cold during the winter months, and this contributed to higher energy costs. They ventured into the dirt crawl space underneath the home for the first time and found a lack of insulation along with debris and obvious moisture. While they investigated the crawl space, the owners also took a look at the home’s interior and exterior drainage systems.

Hoping to address all of these issues, the homeowners contacted Ohio Basement Authority after learning more about our company online. One of our experienced inspectors completed a thorough evaluation of the home and presented the owners with several permanent solutions.


The homeowners were eager for one of our expert crews to transform the crawl space. After removing the debris and other nuisances, we encapsulated the crawl space in CrawlSeal liner. Similar to swimming pool liner, the thick and durable CrawlSeal liner completely isolates the home from the earth. It also serves as a moisture and vapor barrier, and it helps insulate the crawl space. Before encapsulating the crawl space, drainage matting was placed on the floor to enhance the durability of the CrawlSeal liner.

Additional measures to insulate the crawl space, as well as the home above, included installing ExTremeBloc panels on the walls and spray foam insulation in the band joists.

Along with addressing the crawl space, we also waterproofed the basement by installing the BasementGutter drainage system to intercept any seeping water. This water is then directed to the SafeDri Prox sump pump and pumped out of the basement and away from the home’s foundation. A FreezeGuard was attached to the exterior sump pump discharge line, and this line was tied into new downspout conductor lines we also installed on the property.

The owners now have peace of mind knowing these reliable repair solutions have helped them create a safer and healthier forever home.
