Just because your aged house leaks doesn’t mean you can’t have a dry and healthy home. A little more than one year ago, homeowners in Millfield, OH, fell in love with a house that was built almost 150 years ago. Home improvement, regular maintenance and various repair projects come with purchasing an older home.
Since they moved into the house, the homeowners began to wonder about the health of the basement and crawl space areas. The air seemed to be thick with moisture, and the lack of insulation could be felt during winter months when their floors appeared to be cold. There was also some evidence of water intrusion.
The owners mentioned these issues to their friends, but they never sought professional advice. While researching potential repair options, the owners came across Ohio Basement Authority’s website. Thinking of their need for permanent repair solutions, the owners were prompted to contact our company. They met with Inspector John Becker Sr. who thoroughly evaluated the older home’s basement and crawl space. The homeowners were concerned they wouldn’t be able to waterproof their house because of the primarily dirt basement and crawl space floors, but John put their minds at ease.
Per John’s recommendations, one of our expert crews installed the perfect permanent basement waterproofing and crawl space repair solutions.
We typically install the sub-floor BasementGutter interior drainage system in basements to intercept seeping water. However, BasementGutter could not be used in the old home’s basement and crawl space because of the dirt floors. We waterproofed the home by installing an alternative drainage system using CrawlDrain. CrawlDrain is custom designed with holes on the top and front of the system to accept water from the soil and surface of the basement and crawl space. Water collected from the CrawlDrain system is then directed to the SafeDri Prox sump pump so it can be pumped out of the home.
We then encapsulated the crawl space and basement in thick, durable CrawlSeal liner. CrawlSeal looks and feels a lot like swimming pool liner. It fully seals the basement and crawl space environments from the earth, and it prevents moisture and vapor intrusion. CrawlSeal is tough enough to crawl on, and its durability is enhanced by the thick drainage matting and foam insulation panels placed on the floor underneath. CrawlSeal also helps insulate the areas, as well as create safe, healthy and bright spaces that can be used for storage.
Additional installations included spray foam insulation that was applied to the band joists, and vent covers that were placed on the home’s exterior to prevent any outside air, precipitation, pests and other nuisances from entering the home.
