After living in their house for almost 20 years, homeowners in Pickerington, OH, just recently began to notice a possible structural issue with their home. They spotted some cracks on the exterior chimney, and saw that the chimney appeared to be slightly leaning away from the rest of the house.
These are signs of foundation settlement. If a chimney’s foundation or the soil underneath that foundation cannot adequately support the weight of a masonry chimney, the chimney will then begin to tilt. This is one of the more dramatic signs of foundation settlement, but can be safely and effectively addressed.
The homeowners began researching how to fix this problem, and they came across Ohio Basement Authority’s website. They were motivated to contact us to learn more about how we could help them create a safer living environment. They met with one of our inspectors who assessed the condition of the chimney. He then presented the homeowners with the perfect solution.
Foreman Michael Gramly led his crew in installing two Helical Piers underneath the chimney’s foundation.
After excavating the soil and digging down to the chimney’s footer, sections of the footing were exposed for the installation of heavy-duty brackets. The Helical Piers were then mechanically advanced into the soil.
These durable steel piers are installed to appropriate depth and capacities to prevent any future foundation settlement. Steel foundation brackets were connected to the Helical Piers and attached to the foundation’s footing. The weight of the chimney is then transferred through the piers to competent soil. Not only do the piers permanently stabilize the chimney, they can lift it back to level.
The homeowners, as well as their children, enjoyed watching the installation process. They were happy this reliable repair solution was installed, and they now have peace of mind and a stable chimney.
