Necessary home improvement and repair projects are to be expected when homeowners intend to renovate and flip homes to sell to other interested buyers.
When they recently purchased a 60-year-old house in Galion, OH, the owners wanted to make sure they addressed all of the glaring issues that they noticed before they sold the home. These problems included a leaking basement, foundation walls that were cracking and slightly tilting inward, and a safer window system. Fixing all of these problems is crucial before finishing a basement, which greatly enhances the value of a home.
The owners began to research how to best address these issues, and they contacted Ohio Basement Authority after learning about our company through our website. They were eager to meet with one of our inspectors. Once our inspector assessed the condition of the wet basement, problematic walls and window system, the owners were eager for our crews to permanently address these issues with our reliable basement waterproofing, foundation repair and egress window solutions.
The overall project was completed in stages. First, one crew installed one type of our many reliable foundation repair products. A total of 13 Carbon Fiber supports were installed on the two cracking and bowing foundation walls. These sturdy supports permanently reinforce the walls where they are installed, and they prevent any further cracking or inward bowing. Carbon Fiber straps may not be the most aesthetically pleasing, but their strength and low-profile makes them ideal to use before finishing the basement.
Next, another crew waterproofed the leaking basement. This involved installing the BasementGutter interior drainage system in the sub-floor to intercept any seeping water from the walls and floor. This water is then directed to the SafeDri Triple sump pump that was installed to replace the older sump pump system. Along with three powerful pumps inside the liner, the SafeDri Triple’s external backup battery ensures the system will continue to operate even in the event of a power outage.
Finally, another crew upgraded one of the basement’s windows by installing an egress window system. Egress windows enhance the safety of the home, and they are required to be installed as emergency exits for livable spaces such as basements.
The owners are happy these projects were completed so the home will be a healthier and safer living environment for future owners.
