Egress Window Installation and Other Repair Projects Enhance the Safety of a Home in Powell, OH

Challenge

After living in their house for only a couple of months, homeowners in Powell, OH, wanted to complete various repair projects around the home. This included finishing the basement. Before doing so, they wanted to make sure this area would be a safe and healthy space.

They noticed evidence of leaking water and wall cracks, so they set out to fix these problems first. They contacted Ohio Basement Authority after learning about our company through resources like Angie’s List, and they met with one of our inspectors. Our inspector assessed the condition of the basement, and then recommended some of our reliable basement waterproofing and foundation repair solutions.

The homeowners also mentioned that they wanted to use the basement as livable space. Our inspector also proposed having an egress window installed, as the International Code for One-and Two-Family Dwellings states that all habitable spaces, including basements, are required to have at least one operational emergency escape or means of egress.

Solution

One of our crews then installed these solutions including several Carbon Fiber supports on the cracking walls, as well as interior waterproofing solutions such as the BasementGutter drainage system and SafeDri sump pump. A FreezeGuard was attached to the exterior sump pump discharge line, and this line was tied into new downspout conductor lines that were installed on the property.

Another crew pitched in to install the egress window system.  After removing some of the drywall and excavating the area outside the intended window location, the crew carefully cut into the block foundation wall to make room for the new window system. The new window’s all-vinyl frame resists rust, and the double-pane glass is energy-efficient.

A lightly-colored window well was installed outside the window, which allows more natural light into the basement. A durable clear cover was attached to the well to enhance safety as well as keep leaves, debris and precipitation out of the window well.

The homeowners are pleased these various repair projects were completed to help them create a safe, healthy and dry home.
