Fixing and Protecting Problematic Foundation Walls in Dublin, OH

Challenge

When homeowners in Dublin, OH, moved into their house shortly after it was built 33 years ago, they knew they would be living in this home for many years. That is why maintaining the safety and structural integrity of their living environment is a top priority for them.

During the last several years, the homeowners have noticed possible structural issues were only worsening over time. Several areas of the foundation walls were cracking, and these cracks were only getting bigger. Some gaps and tilting indicated sections of the walls also were settling.

The homeowners wanted to address these issues before they resulted in any further damage, so they began to research potential repairs. They contacted Ohio Basement Authority after browsing through our website, and they were eager to meet with one of our inspectors to learn more about how we could help them. One of our inspectors evaluated the condition of the foundation walls and explained how we could fix and protect their home with some of our trustworthy foundation repair solutions.

Solution

Pleased with our inspector's assessment and time he spent with them, the homeowners were eager to move forward with the repair project. Foreman Michael Gramly led his crew in installing three types of foundation repair solutions.

Several areas in the vast basement, including angled walls underneath a bay window, were reinforced and protected by many IntelliBrace beams. They may look like typical metal support beams, but IntelliBrace beams are superior in many ways.

These heavy-duty beams are zinc-plated so they are protected from corrosion and damage, unlike the other metal and wooden supports commonly used in repair projects. Another unique feature with this system is the ability to tighten the beams during dry seasons to potentially improve and straighten the wall over time. These steel beams are fastened and secured to the floor joists by an adjustable bolt. The beams are then plumbed against the wall as level as possible, and the bottom of the beams are anchored to the floor.

To repair the foundation wall that appeared to be settling, the crew installed several Push Piers underneath the wall. These heavy-duty, galvanized steel piers permanently stabilize the foundation and offer the best opportunity to lift it back to level.

Carbon Fiber supports also were placed on the cracking walls inside the crawl space. These durable supports adhere to the walls to permanently hold them in their current positions. The straps also protect the walls from any further cracking or inward bowing.

The homeowners now have peace of mind knowing these reliable repairs have helped them create a safer forever home.
