Helical Piers Stabilize and Lift a Settling Porch Foundation in Reynoldsburg, OH

Tuesday, August 15th, 2017 by Holly Richards-Purpura

Challenge

All homes – young and old – have the potential to show signs of failure. It is important to recognize these signs and address them before any serious damage occurs.

During the last few years, homeowners in Reynoldsburg, OH, noticed their front porch appeared to be cracking and sinking. They didn’t want to see it get any worse and affect the home’s structural integrity or appearance, so they began to research repair options.

After gleaning information from Ohio Basement Authority’s website, the homeowners were eager to contact us to learn more about how we could help them. They met with one of our inspectors who completed a thorough evaluation of the problematic porch and its foundation. Our inspector also took a closer look at the structure holding the concrete porch up, or its lack thereof. The foundation under the porch appeared to be settling.

Solution

Our inspector then recommended another trustworthy type of our foundation repair solutions. Ryan Toledo then led his crew in installing four Helical Piers underneath the settling porch foundation.

After removing the soil and excavating down to the footer, sections of the footing were exposed for the installation of heavy-duty brackets. The Helical Piers were then mechanically advanced into the soil. These durable steel piers are installed to appropriate depth and capacities to prevent any future foundation settlement. Steel foundation brackets were connected to the Helical Piers and attached to the foundation’s footing. The weight of the porch is then transferred through the piers to competent soil. Not only do the piers permanently stabilize the porch foundation, they can lift it back to level and restore property value.

The homeowners were pleased with the result of this project, and they now have peace of mind knowing their home will be a safer living environment for many years to come.
