He noted the many open vents allowed moisture and water to enter the crawl space, contributing to the wood rot and beam failure. The area also was full of debris, including moldy and failing insulation.
The inspector presented the perfect permanent repair solutions to improve the health and stability of the owners’ crawl space and home.
Per our inspector’s recommendations, one of our experienced crawl space repair crews, led by Jose de Jesus Tellez Ortiz, completely transformed the crawl space.
Once the failing insulation was removed, the crawl space was encapsulated in CrawlSeal liner. This thick liner is similar to swimming pool liner, and it completely isolates the crawl space from the earth. It also prevents vapor and moisture intrusion and helps insulate the crawl space. Drainage matting was placed on the floor underneath CrawlSeal to enhance its durability. CrawlSeal is durable enough to crawl on and helps create a functional area that could be used for storage.
Exterior vent covers were also placed over the crawl space vents to seal the area from outside air and moisture, and to make it more difficult for pests to get inside.
The crew carefully removed the block support columns and rotting beam, replacing these supports with a heavy-duty support beam and IntelliJacks. The four IntelliJacks that were installed are made of galvanized steel, so they will not rust or corrode. They offer permanent structural support and can lift the sagging floors back to level.
The owners are pleased to have a healthier and more stable crawl space and home because of these permanent solutions.
