BasementGutter was placed in the sub-floor to catch seeping water from the floor and walls. This water is then directed to drain to the SafeDri sump pump to be pumped out of the home. The SafeDri features two powerful pumps inside its liner, along with an external backup battery. A FreezeGuard was attached to the exterior sump pump discharge line, and this line was tied into one of the new downspout conductor lines installed on the property.

Ohio Basement Authority encapsulated the crawl space and installed four SmartJacks, each with a poured concrete base, to raise the floor joists and provide support.
It went very well. We knew a large area of the floor wasn’t level by about 1 1/4″ because a wall wasn’t load bearing that probably should have been. After the project had begun, the crew quickly adjusted their plans to pour the concrete and install the SmartJacks before finishing the encapsulation.
They finished in two days. The floor feels more solid, and it is noticeably more level. They also did the necessary things to do the job, like re-routing the dryer vent and a duct.
The encapsulation is working as expected. The crawl space is now room temperature, and the above room’s floor is also room temperature.
