A homeowner called us about foundation issues in the crawl space of her 126-year-old home. She noticed that the support beams were failing three years ago, but recently, a crack had developed in the living room wall. She wanted to put hardwood floors in above the crawl space, and the supports needed to be stabilized first. So, she called Ohio Basement Authority to take a look at the foundation. She also wanted us to look at her front walkway which was very sunken and cracked. Certified inspector, Jim Pierpoint, visited the home to preform a free inspection and estimate. He explained that IntelliJack supports could be used to hold up the floor above the crawl space. He added that they could also use supplemental steel beams for extra support. He noticed some dampness as well, so he suggested she at least have a Basement Air System installed to dry and filter the air. The concrete walkway was in such bad shape that Jim recommended tearing it up and replacing it. The homeowner had lived there for thirty years, and hoped for many more, so she agreed to have all of these repairs done. The installation crew came in and first installed the Basement Air System to keep humidity low. This is an intense dehumidifying system which removes 10 times the amount of water as a normal system, but uses the same amount of energy. Then, they installed the IntelliJack support system to stabilize floor joist or and beams. These are steel columns which are put in place to stabilize sagging floors. They were placed on engineered gravel fill which transfers the weight of the floor onto more solid ground. IntelliBrace I-Beams were also used horizontally to add further support to the floor above the crawl space. Finally, they removed the concrete walkway and replaced it was brand-new, level concrete. The homeowner is very happy with the results and can now have hardwood floors placed in the room above the crawl space without worry of sagging or failure.
